The client is a registered residential builder who wanted to develop an existing dilapidated timber cottage on a small site footprint, into sustainable twin townhouses. He intends to live in one with his family and rent or sell the other property. A key element was to achieve a modest but very livable home with off street parking that complimented the street but challenged the predominant single and two storey dwellings with a small upper level and roof deck as much valued open space and garden.

The design resolution then worked to maximize internal spatial qualities, size, outlook, and access to light, whilst keeping the floor areas compact and efficient. Internally the houses are under 100 sq.m each, yet provide two decent sized Bedrooms, a Study, large main Living area with zoned Kitchen and Dining, two bathrooms and a generous upper-level roof deck with views.

The composition of the two dwellings is specifically customized to suit the site and neighbouring dwellings, maintaining access to light, overlooking and privacy , being mindful of setbacks, height and bulk. Thus, various form making strategies and trimming to suit planning and neighbourhood concerns have resulted in two quite different townhouses, each with their own character and layout, whilst maintaining consistent material resolution. In fact, material selection was paramount in providing recycled low maintenance brick walls and charred timber cladding as the main elements used. Internally, planning is efficient and practical with little or no corridors, compact vertical stairs opening to generous interiors and living spaces where it counts most. Stacking sliding glazed doors open to provide internal / external balconies for light and air with flowing sheer curtains animating breezes. Natural materials abound with timber oak floors, veneers and stone benchtops and tiles. The palette is simple yet refined.

The two townhouses sit respectfully in the street and connect well with low fences and easy access. The upper third Deck level is well set back and provides some green relief to the built form of the street and contributes positively to the public domain. The development utilizes the site to its maximum potential and assist with providing much need extra affordable housing in the area.

The project was built to a tight budget in difficult covid times, taking a little longer but without compromise to quality and finish. It's been a testimony to the owner builder working closely with our office to achieve this unique infill housing project with an emphasis on value outcome and architectural integrity.
